About Constructiva

A family property company, run by somebody who has built AI and automation since 1996.

Constructiva Limited is a London property investment company. We buy undervalued residential property, mostly in North London and the outer boroughs, add value through refurbishment or development, and hold it for rental income or sell it on, funded alongside private investors who hold registered security. Four properties are in acquisition now, with a combined value just under £2 million, and two of the shareholders are teenagers.

Greg Pasciak

Thirty years in AI, most of it inside financial institutions.

Greg has worked in artificial intelligence since 1996. He is a senior consulting manager at a global consultancy and currently leads an innovation team inside a UK bank, putting AI and automation into systems that are not allowed to fail. He studied at AGH University of Science and Technology in Kraków and has lived and worked in London for years.

Property is where that discipline now goes in the evenings. Appraisals that used to take two hours take ten minutes. Licence renewals, certificates and inspection dates are diarised by a system rather than remembered by a person. Investor reporting is generated on a fixed date rather than written when there is good news.

The reason to trust a technologist with your paperwork is not that the technology is clever. It is that he finds the paperwork interesting.
Which is the honest reason this company can run on evenings

No bank names on this site

Greg's day job is described by what it is rather than by whom it is for. His LinkedIn profile has the detail if you want to check it, and you should.

The family

Maria and Max, and why the company exists.

Maria is 14. She fences for Great Britain at Cadet level and is currently ranked third in the United Kingdom. Max is 18. He races in a national go-kart league and skates at national level. Both are shareholders in Constructiva.

Their coaching, entries, equipment and international travel are the reason this business was started, and their own work over several years is the reason it felt worth building rather than simply paying for.

It is worth saying what it does not mean. No investor is doing a family a favour, and it is not a reason to put money into anything. It is the answer to why somebody with a demanding job spends his evenings on this, and the reason the whole thing is built slowly and in writing.

How we work

Five rules, written down so you can hold us to them.

We never hold your money

Your capital goes to a solicitor's client account and is drawn down from there into the project company. There is no version of what we do that involves transferring funds to us.

Security first, works second

An investor's charge is registered before a builder arrives, not on completion of the project.

Nothing is promised that cannot be evidenced

Where a figure appears on this site it is our own account history, labelled as ours and reconciled. You will not find the words guaranteed, risk-free or passive income anywhere, because those three phrases are how this industry signals it is not being straight with you.

We say what we rent rather than own

The bridging finance is somebody else's. So are the builders, the letting agents and the valuers. The properties are ours. We tell you which is which, because the alternative is that you find out later.

Reporting on a fixed date, in every month

The same written pack on the same date whether the month went well or badly, because the month you most want to hear from us is the month it would be easiest not to write.

Ask us something Replies come from Greg, not from a sequence.
