Invest with Constructiva · London property

Lend against a property we own, at a fixed rate, with your charge registered in your own name.

We work with private investors who want exposure to London property without running a project themselves, or becoming a landlord or a licensing expert. You bring the capital, and we bring the sourcing, the build team and the exit. You lend to the ring-fenced company holding one specific property. We own it, we improve it, we let it or sell it, and we repay you when the project refinances or sells.

What you hold

  • A loan agreement with a fixed rate, a term and payment dates, all agreed before you transfer anything.
  • A registered charge in your own name, at Companies House and where it applies at the Land Registry.
  • A written exit, refinance or sale, with an expected date and what happens if it slips.
  • A monthly report, the same pack on the same date, in a difficult month as well as a good one.
  • A direct number for the person running the project.

The arrangement

We own the property. You lend against it. Our name is on the same project as your money.

This is the part worth being clear about, because a lot of property businesses are not. We are not introducing you to somebody else's deal and stepping back with a fee. We buy the property, we hold it in a company set up for that project, and we run the refurbishment and the letting ourselves.

You lend to that company. Your money is secured against the asset it bought, at a rate fixed before you commit, and it is repaid at an exit that was chosen before you lent rather than decided later.

Funds go to a solicitor's client account and are drawn down from there. At no point does your money sit in an account controlled by us, and we would not want it to.

On rates, and why there is not one on this page

The rate is fixed per project and stated in your agreement. We deliberately do not advertise a figure here, because a rate published on a website is a promise made before the property exists, and the only honest way to price a loan is against the actual asset, the actual works and the actual timescale.

Ask on the call and you will get a straight answer for the project in front of us.

Ask any property business this first

Whose bank account does my money land in, and whose name is the security registered in.

If the answers are theirs and theirs, stop. Ours are a solicitor's, and yours.

The process

From first call to registered security, in six steps.

A conversation, twenty minutes

What you have available, what you want it to do, and when you need it back. We will tell you honestly whether any of our current projects match your timescale, and if none do we will say so rather than talk you into the nearest thing.

We establish what kind of investor you are

A short, standard step. UK rules set out who a company like ours may put an investment proposition in front of, so we record your position in writing before anything is sent. It takes one form and it protects both of us.

The project pack, on one property

The address, the purchase price, the schedule of works and its contingency, the funding cost, the rental and resale evidence, the timescale, and the exit. Both the expected numbers and the stressed numbers, side by side.

Your solicitor and your accountant

You take the pack away and we answer your advisers' questions directly and in writing. There is no deadline on this step and we will not chase you through it.

Funds, then registered security

Money moves to a solicitor's client account. It is drawn into the project company, and your charge is registered before the works start. You receive the filing confirmations without having to ask for them.

Monthly reporting, then repayment at the exit

The same written pack on the same date each month until the project refinances or sells, at which point your capital is returned and your charge is released.

Suitability

Who this is built for.

A good fit

  • You have capital that is genuinely spare, and a timescale you can name.
  • You want property exposure and no part of the day-to-day work of owning property.
  • You would rather hold registered security over one named asset than a share of a pooled fund.
  • You intend to have your own solicitor read the agreement, and you would think less of us if we discouraged it.
  • You want to know the exit and the date before you commit, not after.

Not a fit

  • The money is borrowed, on a credit card, or otherwise not surplus.
  • You might need it back at short notice, before the agreed exit.
  • You want a guaranteed return. Nobody honest can offer one, and we will not pretend otherwise.
  • You want to be involved in day-to-day decisions on the build.
  • Losing the amount would materially change how you live.

Risk, and what we do about it

Lending against property carries risk. Here is how the risk is managed rather than described.

Every project is stress-tested before we buy

A higher borrowing cost and a lower exit value than we expect, and the stressed numbers go in your pack next to the expected ones. A project that only works on the optimistic case does not get bought.

Two exits, written down before purchase

If a sale is slow, the property is let and refinanced instead. That is decided at appraisal, not improvised when a sale stalls.

Your security is registered before the works start

Not on completion of the project. Before a builder arrives. If we walked away tomorrow, your charge would still be enforceable without us.

One investor, one live project

We do not fund two live projects from the same investor, so your position is never concentrated in more of our work than you chose.

Reporting in the bad months too

The pack is generated automatically and sent on the same date regardless of the news, because the month you most want to hear from us is the month it would be easiest not to write.

Said plainly

Your capital is at risk and no return is promised. Property values and rents fall as well as rise, a project can take longer than planned, and security reduces a loss rather than removing the possibility of one. Constructiva Limited is not authorised or regulated by the Financial Conduct Authority, nothing on this page is advice, and you should take your own before committing.

The next step is a conversation, not a commitment.

Tell us roughly what you have available and the timescale, and we will tell you whether one of our projects fits. If it does, you get the pack and your own advisers get our full cooperation. If it does not, you get a straight answer and you will not hear from us again unless you ask.
